Where the numbers come from. RE/MAX Industrial Assets maintains its own database of industrial, flex, office and retail space across South Florida and re-checks the market continuously; a space is dated by the check that found it gone, so activity can cluster on sweep dates. A space counts as leased here when it is withdrawn from the market; most are signed leases, some are landlords pulling or re-listing, and we say "leased" rather than "signed" for that reason. Rates are asking rates at the time the space came off the market, not achieved rents. Market velocity is SF absorbed in the window divided by SF listed today; months of supply is SF listed today divided by the window's monthly absorption pace.
