How fast is Broward clearing?

Three readings that say whether this is a landlord's or a tenant's market right now. The black tick on each dial marks the previous 90-day period.

Market velocity

Previous period: 0%0%50%

29%

29% of the square footage listed today was absorbed in the last 90 days — the prior period cleared 0%.

Months of supply

Previous period: 21,993036

10

At the current pace, today's inventory would take about 10 months to clear. Under 12 favours landlords; over 24 favours tenants.

100%

Spaces that left the market were asking 100% of today's average listed rate ($21.25). Under 100% means the cheaper space is moving first.

Leasing activity

Twelve months of absorption

Square footage that came off the market each month, with a three-month trend line. Activity is dated by the market check that found the space gone, so months can cluster around sweeps.

Methodology

Where the numbers come from. RE/MAX Industrial Assets maintains its own database of industrial, flex, office and retail space across South Florida and re-checks the market continuously; a space is dated by the check that found it gone, so activity can cluster on sweep dates. A space counts as leased here when it is withdrawn from the market; most are signed leases, some are landlords pulling or re-listing, and we say "leased" rather than "signed" for that reason. Rates are asking rates at the time the space came off the market, not achieved rents. Market velocity is SF absorbed in the window divided by SF listed today; months of supply is SF listed today divided by the window's monthly absorption pace. Figures are aggregates; no individual listing is identified. Not an offer, appraisal or investment advice.
