Development standards

Headline dimensional limits for this district. Confirm exact figures against the current code for your specific parcel.

StandardCG property development regulations (min lot size, min lot width, setbacks, max building height, max lot/building coverage) are in ULDC Art. 3.D, Table 3.D.1.A — not read in this pass; verify before underwriting.
StandardMax FAR is driven by the parcel's Future Land Use designation (CL/CH), not by the zoning district alone.
StandardAny use exceeding the thresholds in Table 4.A.9.A requires DRO (site plan) approval even if the matrix shows 'P'.
StandardUses exceeding Table 4.A.9.B thresholds require Board of County Commissioners approval.
StandardSupplementary Use Standards (Art. 4.B) apply to every use regardless of the approval level shown in the matrix — these carry separation, frontage, hours and enclosure limits.
StandardTenant change of use in an existing approved CG building is by-right under Art. 3.B.16.E.1 if the new use complies.
