Delray Beach's transit-oriented mixed-use district along the Congress Avenue corridor, encouraging stand-alone office buildings and mixed-use development with commercial or office on the ground floor and office or residential above. It is percentage-driven rather than a simple use list: Office Center uses may occupy up to 100 percent of a development's building area, Research and Development may also be 100 percent, but GENERAL RETAIL IS CAPPED AT 20 PERCENT of total building square footage.
